Navmesh Surface Gaps

    I've just started using the Navmesh Surface component and, while I really like it, I find that it leaves gaps on what is, essentially, open ground on my terrain. If I fiddle with the flattening tool I can usually get the gap to go away, but there are a quite a few and I was wondering if I'm missing a setting for this. When I measure the terrain height in the gaps, it is often different by 0.1. I can understand this behaviour for slopes, but open ground? Any help would be greatly appreciated.

    My Navmesh Agent has:

    Radius = 1.5
    Height = 1
    Step Height = 0.75
    Max Slope = 45
