Hey. As far as I understand, I can publish a game with Unity Free if my income is less then $100k.
What happens if my game somehow, accidentally exceeds $100k? I have to immediately get Pro (and rebuild the game using it)?
I didn't quite get this point of agreement.

You have to buy Pro if your income in the previous fiscal year exceeded $100K. If you earned, say, $50K the previous year, used Unity Free to make a game, which goes on to earn $60K and you never touch Unity again, nothing happens. But if you start a new project next year, then you should buy Pro since you earned $110K the previous year.

    Few more questions.
    1. How that works with subscriptions? I.e. I developed my game on trial using some Pro features, i buy 1 month of pro, build, publish, then what?
    2. If I use Pro for render textures and my target platform is iOS, do I need iOS Pro as well?

You can't buy a month of Pro; 1 year is the minimum commitment. You need Pro for any platform that you want to use Pro features on (https://unity3d.com/unity/licenses).
