I have a project that I downloaded from GitHub. It was Meade with a different Unity version that I have installed. The project is located not in my "Unity Projects" but on the other disk.
Open Unity Hub -> Open/Open project from disk -> Select project folder -> Select Folder -> Editor version not installed -> Choose another Editor version... and viola! Unity Hub becomes a solid colored rectangle.

I've tested it like 5 times - same effect.

    Unity Hub 3.0.0-beta.2

There's a workaround for this - add project to your "Unity Projects". Try again to open it via Unity Hub, it does this bug. Close it and now this project will appear in the list of projects and from there you can select with which version you would like yo open your project.
