Not sure if this will fix your problem, but I see one issue with your code. You are getting an Input.GetButtonDown from FixedUpdate....
UnloadUnusedAssets is an async operation so you could also use it as a coroutine so that you can show a now loading animation instead of a long pause.

If you're using HOTween and not the visual editor, nothing will be shown in the toolbar. You have to call it from scripts.
